Latitudedevelopment advisory
Agricultural parcels and a service road in Southeast Asia

Advisory

Three mandates, one way of working.

Three mandates

Every engagement has a scope, a duration and a written deliverable. No open-ended retainers on unclear questions.

Development Strategy

Real Estate

For landowners and investors, before anything is committed: what the land can carry, what the market absorbs, what the numbers must be.

  • Land and site assessment
  • Business & financial analysis
  • Market positioning
  • Feasibility and phasing
  • A written go or no-go

Southeast Asia Execution

Project Management

For European investors and developers in the region. We set up the holding structure with local lawyers and notaries, then act as your owner’s representative on the ground.

  • Ownership structuring with local counsel
  • Owner representation
  • Partner due diligence
  • Permitting coordination
  • Programme and site control

Masterplan Direction

Urban Design

For developers who hold the land. We are not architects: we are the owner’s judgement on the design, and hold the plan to what is liveable and sellable.

  • Design brief and programme
  • Masterplan arbitration
  • Density and layout
  • Public realm structure
  • Long-term value

Engagements

How we work.

  1. 01

    Opportunity Review

    2 weeks · fixed fee · from €750

One site, one question: is it worth pursuing? A written go / no-go, including the case against. Most clients start here.

  2. 02

    Development Strategy

    6–10 weeks · fixed fee

Capacity, product, market, phasing, financial structure: the document for your board, bank or partner.

  3. 03

    Retained advisory

    Monthly · owner’s representation

Owner’s representative through design, permits and delivery. Continuous, because that is where projects are lost.

How we are paid

Fees. Fixed for a defined scope, monthly for a retained mandate.

Success-based interest. On projects we carry to delivery, part of our compensation can be tied to the outcome we answer for.

We do not sell property, broker deals or take a fee from the other side. Any interest of ours that could bear on our advice is set out in writing before you commit.

What you receive

What a review puts on your desk.

Every engagement ends in written documents: the market, the numbers, the plans, the contracts read clause by clause, and a plain recommendation.

The market and the numbers

  • ARecommendation memo Go or no-go, the reasoning, and the case against.
  • BComparable benchmark What similar villas nearby actually earn.
  • CShort-stay market data Twelve months of occupancy and nightly rates, from AirDNA.
  • DYield model Costs, revenue scenarios, net yield and payback.

The design and the contracts

  • EProgramme & house plans Plot capacity, villa types, floor plans and areas.
  • FSubdivision layout Plots, access and phasing across the site.
  • GBuilder contract review Payment schedule, penalties, specification and warranties, clause by clause.
  • HStructuring review Holding vehicle, lease or title chain, with local lawyers and notaries.

Illustrative mock-ups with blurred placeholder figures, not client documents. Plan F is the delivered Baziège masterplan (HECTARE).

For wealth managers & asset managers

Your client wants to buy in Asia. You would rather they did it properly.

Clients increasingly ask their advisors about Southeast Asian property, often already half-decided. Saying no costs the relationship. Saying yes without ground truth costs more.

White-label diligence
Site, title and market work, delivered under your cover, in French or English. Your relationship, our fieldwork.
A second opinion,
quickly
A two-week Opportunity Review on the parcel your client has found, before they sign.
Structuring
coordination
Holding vehicle, local counsel, notary: your European tax and succession work rests on a structure that holds locally.
Ongoing
representation
Owner’s representation through build and delivery, with written reporting you can pass on.

We do not manage money, advise on allocation or hold client relationships. We are the on-the-ground layer beneath your recommendation, and happy to stay invisible in it.

Where we work

Four markets we work in, three we watch.

FranceActive
Eight years of residential land development, from acquisition to delivery. Where the method comes from.
IndonesiaActive
Delivered in Bali and Lombok; Sumbawa, Sumba, Flores and Sulawesi followed. Leases, title chains, what a foreign buyer actually acquires.
PhilippinesActive
Coastal and periurban residential: land classification, access, building at a distance from Manila.
ThailandActive
Coastal and island resorts: foreign ownership limits, leaseholds, a growing market versus one already bought.

Where we would invest

Invest here. Not there.

Where we would put our own money in Southeast Asia, and where we would not.

Contact

If you have land, a site, or a market you are considering.

The useful first step is a short conversation about whether the idea holds. No deck.
