How we work.

2 weeks · fixed fee
Opportunity Review. One site, one question: is this worth pursuing? A written recommendation with the reasoning behind it, including the case against. Most clients start here.
6 to 10 weeks
Development Strategy. The full upstream study — capacity, product definition, market, phasing, financial structure. The document you take to your board, your bank or your partner.
Monthly
Retained Advisory. Owner's representative through design, permitting and delivery. Continuous rather than episodic, because that is where projects are actually lost.

How we are paid

Fees. Advisory work is billed as a fee: fixed for a defined scope, monthly for a retained mandate.

Success-based interest. On projects we carry through to delivery, part of our compensation can be tied to the outcome we are accountable for. We are paid when it works.

We do not sell property, broker transactions, or take a fee from the other side of a deal we have advised you on. Where any interest of ours could bear on the advice we give you, it is set out in writing before you commit to anything.

Your client wants to buy in Asia. You would rather they did it properly.

Increasingly, French and European wealth advisors are asked about Southeast Asian property by clients who have already half-decided. Saying no costs you the relationship. Saying yes without local ground truth costs you more.

White-label diligence
We do the site, title and market work and deliver it under your cover, in French or English, in a format you can put in front of a client or a committee. Your relationship, our fieldwork.
A second opinion,
quickly
A two-week Opportunity Review on a specific parcel or scheme your client has found. Often the most useful thing you can offer someone who is about to sign something you cannot verify.
Structuring
coordination
Ownership vehicle, local counsel, notary. We coordinate the people who make the holding structure sound, so the tax and succession work you do in Europe rests on something that actually holds in the jurisdiction.
Ongoing
representation
Owner's representation through build and delivery, with written reporting you can pass on. Clients invested at distance need someone accountable on site; that is rarely you.

We are not a competitor. We do not manage money, we do not advise on allocation, and we do not hold client relationships. We are the technical and on-the-ground layer beneath a recommendation you remain responsible for — and we are happy to be invisible in it.

Four markets we work in, three we watch.

France
Active. Residential land development. Eight years taking projects from acquisition to delivery in a regulatory environment that forgives nothing. This is where the method comes from.
Indonesia
Active. Bali and Lombok, where we have delivered, and the rest of the archipelago — Sumbawa, Sumba, Flores, Sulawesi — where the same questions arrive earlier and the land has not been repriced yet. Lease structures, title chains, and the gap between what a foreign buyer is shown and what he is actually acquiring.
Philippines
Active. Coastal and periurban residential. Land classification, access, and the practical reality of building at distance from Manila.
Thailand
Active. Coastal and island resort markets. Foreign ownership limits, leasehold structures, and the difference between a market still growing and one that has already been bought.
Malaysia · Singapore
Vietnam · Cambodia
Laos
On research. We follow these markets and will study a specific opportunity in them. We will not pretend to know them the way we know the four above.
Dubai, UAE
Available. We take mandates in the Emirates and travel for them. We have not delivered a project there and will say so before you ask — what we bring is the method and the owner-side discipline, not a local track record.
